Like I mentioned, my name is Josh Flagg, star of Bravo's Million Dollar Listing: Los Angeles.

I have to say, selling real estate is something I've always loved and had a passion for. Heck, I did my first million dollar deal in my high school math class.

Since starting about 10 years ago... I've sold over $1.5 billion dollars worth of real estate.

Just a few of my clients include Merv Griffin, Adam Levine, Steve Aoki and Chicago’s Robert Lamm, royal families, and more.

The truth is, I was lucky to grow up around luxury real estate. It's what I was surrounded by. So early in my 10 year career, it made more sense to focus on working with higher end, luxury real estate because you could make more money in half the time, and with half the work.

In other words, I learned early on that instead of working hard to sell a $300,000 house and make a $10,000 commission...the same effort and steps could sell a 4 or 10 million dollar house

And I'd Make $50,000 to $100,000+ Instead of $10,000!

To me, it made sense early on to go higher up in prices, so I could make more in less time. It always made more sense to focus on homes that listed and sold for $4 million to $5 million.

Because it took the same exact steps to get leads, to find buyers, and to get listings.

Nothing was different working with multi-million dollar homes, compared to $400,000 homes. I had friends who told me how hard they worked just to sell a $200,000 home. It seemed like it was just as much work, if not MORE to sell $200,000 homes, compared to million dollar ones.

After all, you reach your income goals and provide more for your family when you're earning $50,000 in commissions, instead of typical $5,000 to $10,000 most Realtors get.

I noticed how some Realtors struggled to get clients and focused on the smaller priced homes.

They were always so busy, and sure, when you're making just $5,000 or so in commissions when selling a $200,000 home... you gotta sell a ton of them to make a halfway decent living.

That's when it struck me that this entire real estate game really boiled down to one thing: Your mindset and confidence.
Since then, I've always had this one saying I keep in my mind, over and over...

Why Not the BEST?

Seriously, and I'm asking you that too. Why settle for anything less than the best. You deserve the best, right?

Wouldn't you rather make $30,000 to $50,000 with a single commission, instead of $5,000 to $10,000? That way, even if you just sell 10 homes a year, you've made half a million dollars.

When selling $400,000 homes... it takes you 20, 30, even 40 sales to make as much. I'm a high numbers broker and it’s why I earned the reputation for being the best in Beverly Hills.

On average, I make a 2-3 multi-million dollar sales a month while carrying 5-7 listings at a time.
The homes I sell average around $4 million to $5 million.

I sell two or three huge ones every year, and considering there are roughly ten homes a year that sell for over $10 million, I make a LOT of money for not a lot of time spent!

And I had a lot more free time, a lot more family time, and a lot less stress. Yet I made 10 times the income spending a fraction of the time the frazzled Realtors were spending.

I've always wondered why most real estate agents have this fear that somehow THEY (luxury clients) are different than the standard $250k-$400k priced clients in the same area.

Well, instead of just wondering, I took matters into my own hands and I'll show you how I helped realtors make that shift... one that realtors need to take in order to easily transition to higher end clients, so you're listing homes and selling million dollar homes. And like I mentioned, the steps are pretty much the same as selling a $300,000 home.

Oh, except your commission will be a LOT bigger, but you won't spend any extra time, money, or frustration. Just a simple mindset shift that I'll show
and you'll start making more money than you ever have in your life.

Because The Process of Buying and Selling is the Same!

Again, selling a house is selling a house. So, why not take the steps to sell a $2 million dollar home and earn $50,000 in one swoop, rather than $5,000 to $10,000 for even more work.

It made no sense, so that's why intrigued me to figure it all out. And I think I have. See, some Realtors think that those who are making 7, even 8 figures a year in this business have some special kind of skills or superpowers that allow them to make so much more.

But that's simply not the case.
I've found that some of the smartest, hardest working agents make the least amount of money. That's what made me realize that your level of skill as a real estate agent...

Has Nothing to Do With Your Success or Income

As I probed deeper into this fascination I had with high earning realtors, I started studying the highest earners who made $30,000 to $50,000 commissions.

I wanted to see what they were doing different than realtors who were struggling. So I started looking into the steps and actions of realtors who were making more than a million dollars a year in commissions.

And what I realized surprised me.

What I came to find out with the highest earning real estate agents just supported the same philosophy I had for myself all these years I was pulling in million dollar listings. The top achievers in the luxury real estate market had the same mindset I had.

The realtors who were struggling and barely getting by with $5,000 per month commissions... they simply hadn't made that shift. I knew that this one shift was all that was needed to build a 6, 7, even 8 figure business while working half as many hours as you are.

So, what I did was, I started helping struggling Realtors to make this one shift in their business.

Once they made the shift...

What Happened Next Simply Blew me Away

Like clockwork, the Realtors who used to struggle... once they made the shifts... they pulled in $30,000 to $50,000 commissions AND enjoyed a lot more free time, since they weren't always chasing after lower paying listings.

Friends of mine who followed my system were pulling in million dollar listings, were selling million dollar homes, and earning 6 figures a month and 7 figures a year. Before? Most of them struggled to break $50,000 a year.

It really is quite amazing how I've been able to help Realtors get to the million dollar a year mark simply by just making a few small changes in their business.

In other words, be THE BEST in your area and make sure your business reflects that you're the best... so you make every other choice of realtor look inferior.

That means working with the best clients and more importantly, working with the best properties that are $2 to $3+ million dollar homes.

Because when a prospective buyer wants the best... they're going to look at million dollar homes, not fixer uppers. By basing your entire business around being the best, you stand out from the rest of the crowd.

If you're the best in your market, and you're the best Realtor in your industry, why would you list a $200,000 home? You wouldn't, right?

You'd be listing $2 million, $4 million, and $5 million dollar homes. And guess what happens when you start selling homes like that? Your commissions go from $5,000 per...

Up to $30,000 to $50,000 PER Commission!

And instead of needing to sell 30 homes a year just to make a good living... you now only have to sell 10 to 12 homes a year to make high $500,000-$1 million or more.

So, the first step is you need to stop thinking of yourself as just another Realtor and instead, everything in your business must line up with that philosophy of “being the best”.

And a very interesting thing happens when you start to operate your entire business, and philosophy of "Nothing but the Best".

You start to ATTRACT the best. You attract the best clients, you get called to list the best homes, and you work with the best buyers.

And These Tend to be Million Dollar Homes

You get more buyers who want to work with you... buyers who are looking in the million dollar price range, which means a BIG commission of $30,000 or more for you.

So if you want to start making a lot more commissions, without working harder or burning yourself out, it all starts with seeing yourself as the best who only works with the best.

Look, there's only one reason why you're not working with million dollar listings or buyers.

It all comes down to your belief about yourself and if you decide that you're worth it. The cool thing is, once you make the decision to operate on the belief of "only the best"...
the rest is simply following the road map that I'll hand you.

The bottom line is, once you feel like you're the best in your industry, you'll FEEL like you belong in the luxury real estate market because it fits you.

And when you're working in the million dollar luxury real estate market, your clients will FEEL and see you as the best.

You'll reassure sellers and buyers that you're the best they can go with.

And by doing that, often times the sale is made right there, without much “selling”.

Look, million dollar home owners want to work with the best.
Sellers want to list with the best. And buyers want to work with the best realtor when looking for their dream home. So by positioning yourself as the best and working in the high end luxury real estate market, you're working with better clients who will respect your time, and will NOT be a nightmare. If you carry yourself as the best, and you truly and deeply feel that about yourself...

You'll Naturally Attract Million Dollar Clients!

In all honesty, you're not helping anyone when you're working with lower value real estate. And it's why you're doing yourself a disservice if you're not listing and selling $1 to $2+ million dollar homes and earning yourself $30,000 to $50,000 in commissions.

You're working harder for less money.
You're not doing your family a favor, because you're working all the time, gone all the time, and worst of all, the money you're making isn't even reflective of all the time you're putting in. So, when you're NOT working in the luxury market...

Let me also say this. A lot of times, when you go on listing presentations to possibly list a home, this person is going to want to know your past results. And your past successes.

If you open up a listing presentation book with just $200,000 listings... you can bet that the person getting ready to sell a million dollar home WON'T to feel too comfortable with leaving this large sale in your hands.

No, they want someone who has sold million dollar homes. That's another reason why being the best and working with luxury real estate is win-win all the way around. When you're working in the high end luxury real estate market... prospects will see you as the best. Because only the best will work with million dollar homes.

It's true, simply by positioning yourself as the best, you're going to DO what the best do. You'll say what the best say and you'll give off an air of being the best. And because prospects can sense you're the best, they'll WANT to work with you.

A big part of the selling is done, and they're more than happy to hire you to list or help them buy. It reassures the prospects that they are working with the best, and that they're in good hands. Working with the best, at least to them, gives them more peace of mind.

Believe me, it's much less crowded up here on the mountain top. And you know what, working with the best, selling the million dollar homes FEELS good. It feels good to work with million dollar homes, it feels good to be around the best. So

By being in the luxury market, you automatically position yourself as the best. Because FEW want to step up to the plate and handle these million dollar homes.
